Rent to Tenants with Blemished Credit? by Sandy Shores Broker Associate

As a landlord, I am often asked the question…do I rent to tenants with a short sale, foreclosure or a bankruptcy?

And often times people are shocked at my response…

Every tenant should be looked at on an individual basis. What is the reason for the short sale, foreclosure or bankruptcy? Did they get caught up in the sub prime mortgage mess and their taxes, insurance and interest rate adjusted up? I know many people that were comfortable and able to pay their mortgage payments until their payments skyrocketed.
I have been a landlord since 1996. I have no problem with renting to tenants that have credit blemishes. The right ones make good long term tenants. What was their previous payment history on their last rental? How long have they been at their job? I know many good hard working people that go to work everyday, but they just don’t earn enough money to cover all of their expenses, every month. Or, some people just have poor spending habits. Often times they are unable to make their credit card payments. I am indifferent to that. The good ones understand they must pay their rent every month to keep a roof over their heads. Many of them make great long term tenants. I have had tenants that have rented from me for over 12 years. They pay their rent faithfully each month. They came to me with credit problems and they still have credit issues. But, they know that with their rent, they don’t pay, they don’t stay.
However, I will not consider an applicant that has been evicted or has a had a vehicle repossession. Once evicted, often times it’s a habitual problem. And if they have lost their vehicle, then how can they get to work, keep their job and make money to keep a roof over their head.
But be aware, in considering a new tenant, look at the entire picture. All is not always what it may seem. Be sure to pull credit, make sure all the pieces of the story fit, do a background check and if they are local, be sure to check the Brevard County Clerk’s website for arrest, traffic and eviction records.

Remember, a current landlord may not be your best source of information. If they have a difficult tenant, that is trashing their house and hasn’t paid the rent in 3 months, if they tell a prospective landlord these things, it’s unlikely the new landlord is going to rent to them. Why would they? That means the current landlord remains "stuck" with this terrible tenant. Current landlords are not always the most reliable source of information, so beware.

Do your homework and be aware that the right tenant can be an asset to you and your property.

Brevard County FL Real Estate, including single family residential, condo, townhouse and vacant lots:

There were 805 new listings.Cape Canaveral Beaches by Sandy Shores, Broker Associate

There were 530 sold listings.

Average sales price was $151,917.

Average days on the market were 116.

For single family residential units only:

There were 566 new listings.

This is an increase of 20.68% from May 2011 of 469 listings.

There were 413 sold listings.

This is an increase of 2.23% from May 2011 of 404 sold listings.

The average sale price in May 2012 was $149,841.

This is an increase of 1.88% from May 2011 of $147,083.

Average days on the market were 94, a decrease of 22.31% from May 2011 of 121 days.

Brevard County showed a 2.32% increase in the number of total properties (single family, condo & townhouses) sold in May 2012 compared to May 2011. And, we noticed an impressive increase of 10.20% in average sales price from last year to now. We are still experiencing an uptick in our market. And, we are finding that clean, well priced properties are moving off the market quickly. Our inventory of homes for sale is still dwindling.

We are still finding a high number of investors in the market, scooping up properties, in multiple offer situations with cash. Our second/vacation home market is still moving along briskly. Brevard County is still a favorite destination for those buyers moving south, or just looking for a vacation home, because our great weather, the Indian and Banana rivers and the beautiful sandy beaches. There are also some nice tax incentives here in Florida. (Please consult a CPA or tax accountant for more info on taxes.)

Earlier in the year, we found that snowbirds were coming out of their rentals to buy a property for next year. Most of them have gone back up north, as we have seen our temperatures slowly inching their way up. Although much needed rainfall has kept the temperatures from being sweltering hot. Our snowbirds will be back in the Fall.

Today, Brevard County prices are still proving to be quite affordable compared to neighboring cities in Florida.

Brevard Zoo, Summer Saturday Nights

The Brevard Zoo is hosting it’s annual Summer Saturday Nights now through July 28. The zoo is extending hours of operation to 9 p.m. Admission is $5 per person from 5 to 9 p.m. Gates close at 8 p.m. Zoo members will get in free.

Each Saturday, most, but not all of the zoo animals are out on exhibit until dusk. Guests can also go kayaking, ride the train, and feed giraffe at an additional charge.

There will be live music from 6 to 8:30 p.m.

The music will include:
June 23: Honey Miller
June 30: Brevard Symphony Orchestra Woodwind Trio
July 7: Bee & Boo
July 14: Sax on the Beach
July 21: Highway 1
July 28: Brevard Symphony Orchestra String Trio

I just arrived back from a Caribbean Cruise to Cozumel, Belize, Honduras and the Cayman Islands. The cruise was wonderful and the weather was just perfect, no rain and no high seas, not to mention no phones, internet or texting. It was so peaceful.

We sailed out of the Port of Tampa, which is just under 2 1/2 hours from Melbourne.

We’re a bit spoiled here in Brevard County, because we have 4 ports where cruise ships sail from within just hours of us. Many of the people we met on the ship had traveled from other countries, as well as various parts of the US. We felt fortunate at the end of the cruise, to hop in our car and be home in just a couple of hours.

We’ve got Port Canaveral in Cape Canaveral.

We’ve got Port Everglades in the Ft. Lauderdale area.

And there’s the Port of Miami.
